American Heritage Title Agency defrauds homebuyers by charging them several illegal "recording fees," according to a class-action complaint in Denver County Court. See complaint.

A couple claims Devell Lincoln, an unlicensed real estate broker, sold them a $710,000 home and promised a fixed-rate mortgage with monthly payments of $4,641, but gave them an adjustable rate mortgage whose payments will soon come to $9,000 per month. They accuse him and Jeff Bartyon, Econdo Escrow, and All Capital Mortgage of fraud and conspiracy, in San Bernardino County Court, Rancho Cucamonga.
