MANHATTAN - Trying to vacate a building on West 53rd Street whose third floor it has rented for the past 10 years, Al Roker Entertainment Inc. wants a judge to find that it has no duty to remove various structural improvements it made, including floor-to-ceiling walls, electrical installations, plumbing fixtures and doors.

In lieu of a cash security deposit, Roker delivered an irrevocable Letter of Credit in the amount of $148,000. The complaint says that amount has since been reduced to $100,000.
